For many homeowners association members, the summer months are a time to hit the hammock and sip on a cold beverage. Winter is a distant memory, spring planting is done, and fall clean-up is still a few months off. Aside from concerns about whether homeowners are mowing their lawns on a regular schedule and whether enough rain will fall to keep gardens healthy, there arent too many major issues. And yet . . .

For many HOA members, joining the board is appealing because it enables them to have a vested interest in seeing their neighborhood look the best it possibly can. If youre that person, and actively engaging in HOA activities gives you a profound joy.

Here are a few tips to keep you occupied during the late summer season:

  1. Survey the Home Improvement Efforts — Summer is a good time to complete major home renovations. In most communities, permits are necessary before any project can begin. Take a look around your neighborhood and see if any major projects are underway. You want to make sure any construction projects meet covenants and are properly permitted.
  2. Road Check — How are the streets in your neighborhood? Potholes and large cracks usually occur in the winter, and are filled in during spring. But extreme shifts in temperature or poor product can cause unseasonable issues. Using the same logic, take a look at driveways. If any homes have huge humps in the concrete or minor sinkholes, you may want to initiate a conversation about the reasons for the problems.
  3. Dead Tree Alert — Most trees should be in full bloom during summer, so if you notice some that look like they were transplanted from late January, its a good sign they may be dead. Tree removal is expensive, but you dont want a dead tree in one persons yard to get knocked over during a storm — right onto the roof a neighbors house. As a HOA member, you can look for ways to help residents pool resources to remove several trees at once.
